POSITION PURPOSE

The Maintenance Technician is responsible for all preventative and reactive property and grounds maintenance that can be done without major renovation. Duties include minor plumbing, minor electrical, minor equipment repair, routine grounds maintenance, moving and assembling furniture and equipment, preventative maintenance inspections and repairs, and general remodeling tasks. ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

The following major functions describe the essential duties of this job classification. Specific positions may not perform all of these tasks and/or may perform additional tasks not listed here depending on the program.

  • Performs reactive repair and preventative maintenance tasks as assigned by supervisor or designee.
  • Adheres to all regulatory requirements and/or life safety codes when applicable
  • Performs carpentry and remodeling work.
  • Performs minor electrical and plumbing work, including occasional installations.
  • Prepares various wall surfaces and performs drywall work.
  • Applies paint, wallpaper, and other finishes to surfaces.
  • Repairs and maintains household appliances and utilities.
  • Moves and assembles furniture and equipment.
  • Performs ground keeping and landscaping tasks, including snow removal, as necessary.
  • Coordinates major equipment repair as assigned.
  • Enters detailed notes and updates status of assigned work orders in NHI’s electronic work order system, and tends to work email, at least twice daily.
  • Purchases supplies needed for work orders and submits all purchasing documentation daily.
  • Maintains appropriate inventory of tools and equipment, ensuring they are always clean operable.
  • Utilizes NHI-owned maintenance equipment and transportation vehicles to complete assigned tasks.
  • Performs all other duties as assigned.

EDUCATION AND/OR EXPERIENCE

Education and Experience

Basic

  • Two (2) years’ experience in property maintenance or a similar role, such as property management, apartment maintenance, construction/remodeling, or specialized trade experience.

Preferred

  • High School Diploma or GED.
  • Non-profit experience, as well as experience with individuals from diverse backgrounds, including those with disabilities.

Special Training, Licensure or Credentialing

  • Valid Indiana Operator’s license and meet the guidelines established in New Hope of Indiana’s Transportation and Vehicular Safety policy.

  • Demonstrate skills in interpreting and following instructions and specifications effectively.
  • Demonstrate the ability to work in and adapt to an environment that frequently changes, sometimes with little or no notice, based on programmatic needs.
  • Capability to work both independently and as part of a team with necessary tools and materials.
  • Capacity to work under time constraints with minimum on-site supervision.
  • Demonstrate skills in operating hand power equipment safely and effectively.
  • Demonstrate basic computer and mobile technology skills to answer emails and document work orders electronically.
  • Comfort in engaging with individuals from diverse backgrounds, including people with disabilities.

Physical Requirements

  • Role requires regular moving, lifting, or carrying items weighing up to 100 pounds, working at heights and in confined spaces, bending, kneeling or stooping for extended periods, and performing tasks indoors and outdoors in various weather conditions.

 

Work Schedule

  • Primarily daytime hours and weekdays, but must be willing to work flexible hours, including evenings, nights and weekends as scheduled. Additional shifts may be mandated during adverse weather events.
  • Must be willing to participate on a rotational 24/7 on-call to respond to, coordinate and complete after-hour repairs.
  • Duties will be performed primarily in properties managed by the organization.
